Lakeville Zoning Board Approves Beachwood Avenue Home With Stormwater Conditions

Lakeville's Zoning Board approves a Clark Shores infill home over abutter drainage objections. The board unanimously granted a special permit Thursday to Oliveira Investment, Inc. to build a roughly 1,000-square-foot, one-bedroom single-family home on a roughly 16,876-square-foot nonconforming corner lot at 47 Beachwood Avenue, represented by Attorney Nicholas Holmes of New Bedford. The permit carries two conditions: construction may not begin before 8 a.m. daily, and the applicant must submit a stamped stormwater management plan for board review before the building department issues any permit.

Abutter Patrick Sullivan of 43 Beachwood Avenue asked for denial, submitting an independent inspection report alleging that prior development by the same applicant had already directed drainage onto his property. The Lakeville Board of Health had separately declined to recommend approval, citing elevated nitrate levels, insufficient septic detail, and a two-bedroom plan too large for the lot — constraints Holmes acknowledged, confirming the project will proceed as a one-bedroom. The board also unanimously approved a special permit for James Casario to replace a 150-square-foot shed with a 448-square-foot structure at 17 Beachwood Avenue, a routine matter that drew no opposition.
